In the fourth quarter of 2016, more homes were sold on Lake Hartwell than any fourth quarter since I have been providing these reports (10 years). The increased number of sales also pushed the average sales price up to $342k. That average is up 15% over Q4 2015 and up 9% over Q3 2016. It is also the highest quarterly average in the last 3 years. Lot sales were not as strong - down sharply over last quarter and down slightly over Q4 2015. Despite the lower number of sales, the average sales price of $141k is the highest average we have seen in 3 years. The absorption rate is the amount of time that it would take to sell the existing available inventory at the current rate of sales. The absorption rate for homes is currently at 8 months indicating a slight buyer's market (6 months in balanced), but with the inventory at a 10 year low, that is certain to change as the spring sales emerge.
