After a solid second quarter, the sales activity at Lake Hartwell continued to build in third quarter. Sales volume for homes was up 44%, and the average sales price was up 7% to $328k. Lot sales were up 43%, but the average sales price actually dipped slightly to $121k. The SpotOnTheLake team was responsible for the highest priced lot sale of the quarter. Total available homes and lots were reduced by 16% and 12% respectively, and days on market for homes was down 23%. The absorption rate is the number of months that it would take to sell all active listings at the current sales rate. While the absorption rate for lots is still very high, the increased sales and reduced inventory for homes has reduced the absorption rate to 8 months. This is the lowest that number has been since I have been tracking these numbers (high of 131 months in Q1 2009). A balanced market is 6 months, so this is the closest that we have been to balanced in over 8 years. With interest rates at historical lows, this is the absolute best time to lock in your spot on the lake.
