After a banner second quarter, the Lake Hartwell market has remained healthy with another strong showing in the third quarter of 2014. While home sales were down slightly over second quarter, the number of homes sold was up 48% over the third quarter of 2013. The average home price rose 11% to $301,705. While lot sales have been lagging relative to home sales, lot sales were up sharply this quarter with a 50% increase over last quarter and an 80% increase over the third quarter of 2013. The average sales price for lots was up 12% to $137,694 with three lot sales over $200k. The continued higher rate of sales in combination with slightly lower inventory has reduced the absorption rate for homes by 4% and for lots by 40%. The absorption rate is the number of months that it would take to sell all currently available properties. The reduction in this ratio is the main indicator that the market is moving from a buyer’s market towards a seller’s market.
