66 homes were sold on Lake Hartwell in the first quarter of 2016. This is the highest number of homes sold in any first quarter since I started reporting in 2007, and that number is 32% higher than the first quarter of 2015. The average sales price for homes was $286,597, up just slightly over the same quarter of 2015. The average sales price has been hovering between 275k and 325k over the last several years, with the higher averages typically spiked by one or two higher priced sales. Buyers can expect to get 3 to 4 bedrooms on a good lot with covered slip dock in this price range, but the SpotOnTheLake team has also seen strong activity in the 350k to 400k range with 9 properties sold or under contract this year in that bracket. 14 vacant lots were sold in first quarter with an average price of $117,143, up 17% over last quarter. Days on market for both homes and lots has been reduced dramatically indicating that properties that get priced correctly are being snapped up by savvy buyers. The number of properties available is also up significantly, with the SpotOnTheLake team picking up 30 of those new listings in the first quarter.
