Not Just Another Pretty Face

You may have noticed that got a facelift recently.  The home page video now features my son, and our team's Buyer Specialist, Michael, on a morning slalom run, behind the boat I am driving, with my son-in-law, Trey, piloting our DJI drone in sport mode. We want the site to have a great look and feel, but that's not the reason it has become one of the most widely used lake-specific sites available.  Since its launch 11 years ago, we have provided information on every listed property on the lake from both the GA and the SC MLS systems. Most agents only subscribe to one of those systems. The multiple subscriptions are costly for us, but we think you are worth it. When I viewed the other agent sites today that have good Google recognition, I saw total active Lake Hartwell listing counts of 170, 248 and 269. At, we are showing 559 at the time of this post. In addition to the property information, we also have great information allowing you to compare Lake Hartwell to other lakes, and the lake's best Water Depth Guide allowing you to compare properties objectively. Please take some time to explore the site and let us know how we can make it easier for you to find your spot on the lake.

Fork of July

We are always trying to keep you informed about the various restaurant options around the lake.  If you are looking for some lakefront dining options near the town of Hartwell, check out the Boathouse Grill at Hartwell Marina (normally open Wednesday-Sunday but open all next week for the July 4th holiday) and the new Racks Lakeside Bar and Grill (formerly Swamp Guinea) on Reed Creek Highway.  Both have a variety of burgers, sandwiches, and salads, and Racks offers steak and seafood options as well.  We'd love to hear what you think of these, and if you want to have the opportunity to visit them more often, then go ahead and get one of the below options or let us help you find another great spot on the lake!


It seems like we are just rolling off of a fun Memorial Day weekend, and we already have Independence Day staring us in the face.  This holiday is one of my favorites, as lake living is hitting on all cylinders with warm weather, perfect water temperature, family vacations, great food, and of course, fireworks.  As usual, the town of Hartwell kicks off the season early with fireworks at Big Oaks Recreation Area near the dam on June 29th.  Smaller private shows will pop up all over the lake on July 4th through the 6th, but a few of my favorites are all on July 6th at Gumlog Creek on the south side of Tugaloo State ParkBruce Creek in Martin and Chickasaw Point in Westminster.  Be safe, and if you are visiting the area, make sure to save some time to let us help you find your spot on the lake.

Park and Recreation

There may be some of you who were hoping to do some camping at the end of May but got scared away by the midsummer-like heatwave.  It looks like June could be a better time to pitch a tent with cooler evenings and daytime temps that will make you want to head to the water.   One of my favorite camping spots is Tugaloo State Park.  The park has pioneer camping for groups, tent camping, motorhome camping and twenty 2-bedroom cabins for rent.  The cabins have docks to swim from or tie your boat up to.  Amenities include a beach, picnic pavilions, walking trails, mini-golf and a boat ramp with courtesy docks.  For all of you cyclists, there are about 10 miles of paths that have just been repaved, with much of the route directly on the water's edge.  If you get tired of your temporary camping location, let us know, and we will help you find your permanent spot on the lake.

Tube Wars

We had both of our grown kids and six grandkids at Lake Hartwell for Memorial Day weekend.  We are encouraging the older grandkids to experiment with boarding and skiing, but they always seem to gravitate to the tubes.  While the skill required is lacking, the fun is being able to have a group of people all riding at the same time.   We have been using these Airhead 3-person tubes for several years.  I like the size, and we can usually get at least one full season from them with pretty constant use.  The fun goes up exponentially with two or more tubes.  We don't have our video assembled for this year, but this one from last year gives a good feel for what we spent hours doing Memorial Day weekend.

Summer's Callin' with Free Fallin'

The excitement is growing around the lake as we finally get to the unofficial start of summer this weekend.  If you take a break from swimming, grilling, jet skiing, and tubing this weekend, head over to the Lake Hartwell Music Festival at the Long Point Recreation Area in Hartwell.  The event will be headlined by The Wildflowers, a Tom Petty tribute band, who will be performing from 8-10pm.  There will be other performers throughout the afternoon and evening starting at 1:00pm, and there will be food vendors on site.  Proceeds from the event will benefit the Hart Youth Development Resource Association.  We'd also love to help you go ahead and lock in your spot on the lake with plenty of time to enjoy it this summer!

Trash Talk

I am proud to be a part of a company that encourages agents to give back to the communities they work in.  Over 100 agents from our Keller Williams office participated in community service projects last Thursday all around northeast Georgia.  The SpotOnTheLake team removed 10 large bags of trash from the area around Gumlog Bridge - trash that would have eventually made its way into Lake Hartwell.  Thanks to the US Army Corps of Engineers for providing a location for us to drop off the trash so that it can be disposed of properly.   If there is a section of the lake that you might like to sponsor, please reply to this note, and I will connect you with the people who can help you coordinate that.


Last Saturday, my whole family participated in the Hartwell Dam Run along with about 600 others.  I am excited to report that my grandson, Evan, came in third in the 10 and under category 5k at 8 years of age.   My son-in-law Trey finished 3rd in his age group in the 10k, and I finished 3rd in the 5k in my elderly age group.  My son, Michael, finished the 5k with his 5 year old son, Levi, and all of the females, while slowed significantly by jumbo strollers, finished the 5k without losing anyone.  We would love for you to join us next year for the race, but don't wait until next year to let us help you find your spot on the lake.

Spring Into Summer!

We're still over a month from the official start of summer, but don't let that stop you from enjoying the lake and the surrounding area this weekend!  We previously told you about the Hartwell Dam Run this Saturday.  If you aren't able to join us for the race, or if you are looking for something to do after you run, check out the Lavonia Chamber of Commerce's Spring Festival from 9am to 4pm in downtown Lavonia.  There will be food, arts, crafts, kids' rides, face painting, and even a dog parade at 11!  There will also be a free live concert by Kayla J at the Gazebo from 1 to 3.  Hope to see you on Saturday and let us know if we can help you find your spot on the lake!

Q1 2019 Lake Hartwell Market Report

The number of homes sold in the first quarter of 2019 was up sharply over the same quarter in 2018.  102 homes sold, up 48% over Q1 2018.   Surprisingly, the average home price was lower at $308,000, indicating that there are a lot of buyers still competing for the lower priced properties on the lake.   The number of lake lots sold was up 36% with the average price up 10% to $139,000.  The available home inventory is down 22%.  The higher sales volume combined with a reduced inventory puts the absorption rate at 6 months.  The absorption rate is the number of months it would take to sell the current inventory at the current rate of sales.  The 6 month figure is half of what it was this time last year.  6 months is considered a balanced market, but if the trends continue, we should expect to see prices increasing over the course of the year.  This data is sourced from the GA and SC MLS's and has to be combined and carefully cleaned to ensure there is no double-counting of sales.  I have been tracking this information for 12 years, and as far as I know, no one else takes the time to make this information available to its constituents.  Just one more reason to let the experts help you with your spot on the lake.
