3rd quarter market update

Third quarter sales of Lake Hartwell properties were down over last quarter and over third quarter of 2016.  Average sales prices were steady, however, with 76 homes being sold at an average price of $349,830, and 20 vacant lots sold with an average price or $143,170.  Due to a reduction in the number of available homes, the absorption rate was only up slightly to 11 months.  The absorption rate is the number of  months it would take to sell the existing inventory at the existing rate of sales.  A balanced market is 6 months, so today's buyer still has the opportunity to pick up a great property at a great price.  Give us a call so we can help you find your spot on the lake.

Corny Way to Get Lost

Last fall, we took our grandkids to Denver Downs near Lake Hartwell for their fall festival and corn maze.  The kids had a great time exploring the maze and even more fun in the "corn box".  Denver Downs is open now and has events planned including live music, a pumpkin festival, a haunted Halloween event and tons of other activities.  Come visit Denver Downs and save some time to let us help you find your spot on the lake.

Stay where you play

Some of you may be aware that the Cateechee Golf Club in Hartwell has been closed for several months.  The club has new owners and is now reopened. They have just completed replacing the greens and have made several other improvements to the facility.  Drop by for golf or for a meal at The Waterfall Grille.  We are fortunate to have this great destination in the Lake Hartwell area.  And if we haven't already found you your own spot on the lake, you can rent this cozy cabin near the club, or rent one of the available suites on site.

Half the fun?

My attention is usually so squarely focused on the lake, that sometimes I may miss some things along the way.  After previewing a property this week, this freshly cut field in Westminster caught my eye.  Before there was a lake in our area, there were a lot of farms.  And many of the farms that were not consumed by the lake are still with us.  There is a popular saying that goes "half the fun is getting there."   Well, I don't know about half, but there are certainly some beautiful vistas along the way!  Come let us help you find your spot on the lake.

It's Saturday night...

We are winding down the active summer season at Lake Hartwell, but Fall brings its own fun - and at the top of the list is college football.   Lake Hartwell has two 3-0 teams to cheer for this season with UGA just an hour away and Clemson's Death Valley literally at the water's edge.  For fans that aren't lucky enough to have tickets for home games this week, the rest of us love spending time with family and friends watching on television lakeside.  Come let us help you find your spot on the lake.

Flood Relief

A lot of people have asked me about the damage that Irma caused around Lake Hartwell.  There were certainly plenty of limbs and trees down, and many of us had power out for extended periods.  It is interesting to note that damage from flooding is almost never a problem.  One of the primary purposes of the Savannah River dam system is to alleviate flooding.  All of the areas that would have been most prone to flooding are now a part of the lake itself.  And when heavy rains come, the lake serves as a basin to collect the excess run-off that could normally cause flooding.   Just one more reason to choose Lake Hartwell for you waterfront vacation home.   If you would like to help those who were less fortunate in the storms, Convoy of Hope has been providing excellent support to victims.

Labor of Love

I have always been a little conflicted about how to best celebrate Labor Day.  Should you celebrate the American worker by working or by relaxing?   Since I have been practicing real estate, I have learned that I need to balance both.  We negotiated four new contracts over the weekend, with another offer in the hopper, and took two new listings.  But in between, I was able to enjoy time with my family on Lake Hartwell.  Three households were represented in this photo.  I was driving the boat.  My son-in-law, Trey, was introducing his two year old daughter to tubing, and Michael's oldest son, Evan, was providing the necessary support.  Our lake home is the place where our family gathers, and these moments are the moments that we hope all our clients are able to enjoy right along with us.

Pings at Ping's

If I mention lakefront golf in Toccoa, many of you will quickly think of the Fazio course at the Currahee Club on Lake Hartwell.  The Currahee Club is a private course, so you may have played there if you or a friend own property there.  But did you know there is another golf course on another lake in Toccoa?  This shot was taken last week at The Links on Lake Toccoa.  It is a 9-hole course that is in the best condition I have seen since I have been visiting.  If you are there around lunchtime, you can stop in at Ping's Grill which is located right on the lake.  Don't forget to save some time to let us help you find your spot on the lake.


There was certainly a lot of hype leading up to the 2017 eclipse on Monday, and in my opinion, in did not disappoint.  These two crazies took their eclipse glasses into the lake with them.  We quickly learned that they were not waterproof, creating a marketing opportunity for the next eclipse at Lake Hartwell - waterproof glasses branded with the SpotOnTheLake logo.  For more of my favorite photos from the event, click here, and come let us help you find your own spot on the lake so you will have a front row seat for the next Lake Hartwell eclipse on May 11, 2078!

Coffee - it's not just for breakfast anymore

I posted previously about my favorite Lavonia coffee shop, Gloria's Daily Grind.  They have great coffee, a cozy atmosphere and the friendliest staff around.  Now, Gloria's is not just for breakfast.  They offer a simple menu of sandwiches at lunch time.  I had the grilled pimento cheese last week, and it was delicious.  For all of you city folk that are coming up for the eclipse on Monday (the full eclipse, not just the partial one you can't look at), make sure to stop by Gloria's and save time to let us help you find your spot on the lake (we work in the dark, too).
