Lake Hartwell Real Estate News: Tom Miller

Tubetacular - Take Two!

I don't know about you, but I have had my fill of freezing temperatures for this winter.  In order to lift my spirits, I broke out this fun video that I shared last summer to get my mind refocused on what we have to look forward to.  All of the subjects in this video bear some relationship to me and please know that no grandchildren were harmed in the making of this video.   Big shout out to my son-in-law, Trey, for putting this together for us.  We hope to see you on the lake this spring!

Fishing Exhibition

Several weeks ago, I posted about the National Bassmaster Association coming to Lake Hartwell for the 48th Bassmaster Classic from March 16th to 18th.   This event is considered the world championship for bass fishing.  The anglers will start at Green Pond Landing in Anderson where the boat dock has just been expanded to 350' to allow the boats to get started quickly and efficiently.  In addition, the SC National Guard will be setting up a military bridge extending into the lake to create a unique viewing platform for some lucky spectators.  Come and see all our great lake has to offer and don't forget to save some time to let us help you find your own spot on the lake.  (Photo: Anderson Independent Mail)

Dinner With A View

I am excited to announce that we will have a new lakefront dining destination on Lake Hartwell this year.  Sarah and Shane Dowler have operated the Uptown Lounge in downtown Anderson for the last 11 years.  They will be opening The Local Pub and Eatery at Stone Creek Cove on the shores of Lake Hartwell in April.  I have seen a preview of the food and drink menus and they look awesome.  There will be great appetizers (can't wait to try seared scallops), made to order pizzas and sandwiches, and a full dinner menu.   And you should be able to find something you will love on the craft beer and cellar wine list.   They are in the midst of a complete remodel and have ordered 23 farmhouse tables from a local artisan.  All will have great views of Lake Hartwell while you dine.  Stay tuned for more details including the opening date, and when you come, make sure to save some time to let us help you find your spot on the lake.

Things That Last

Things That LastBefore there was carbon fiber, there was fiberglass. And before there was fiberglass, there was wood. I learned to slalom on a friend's wooden O'Brien ski with bright green bindings. But the first ski I ever purchased was an EP fiberglass ski in bright orange. Before the internet, there were catalogs that arrived in the mail. I bought my first ski from the Overton's catalog and used it for over 20 years, then passed it on to my son, Michael, who used it throughout his teenage years. We still have it, and Overtons.com is still one of my favorite places to gear up for the season.  Cheers to things that last.  (PS - Now we don't need skis anymore.  2:05 in this Lake Hartwell video.)

Youngster Challenges Pros

By winning the College Series National Championship last year, Jacob Foutz earned the right to compete with 50 other anglers at the Bassmaster Classic, also known as the Super Bowl of Fishing, to be held March 16-18 at Lake Hartwell.  The high-profile tournament will be held at Lake Hartwell for the second time in 4 years mainly due to the quality of the fishing, but also due to the huge fan support.  In 2015, over 100,000 fans attended the event, with larger crowds anticipated this year.  Jacob attends Bryan College, and at 19 years old, will be the youngest competitor in the tournament.  More photos here.  Come cheer on the competitors and save some time to let us help you find your spot on the lake.

Big Boy Toys

Kids have a fascination with toys just shortly after they are born, and most kids have a special place to keep all their toys.  Some kids never grow up, and for those kids we are announcing The Toy Box.  This two car garage is perfect for your cars, boats, PWC's, motorcycles or ATV's, and this toy box even has room for you upstairs, so you can stay close to your toys.  We have sited this garage apartment just steps from Harbor Light Marina on Lake Hartwell, to make playing with your toys that much easier.  We hope this great idea will help one lucky lake lover get closer to the lake.  Click here to see the plans.  And if you already have a spot on the lake and want to add the toy box to your property, just let us know, and we will make it happen.

Top Dawg

Each year the Georgia Upstate Lakes Board of REALTORs recognizes the top agents in our area.  On Thursday of last week, our Buyer Specialist, Michael Miller, was recognized as the number four agent in our area based on reported and verified sales volume.  Michael ranked first out of the agents that only work with buyers.  In just his fifth year in our market, he has grown to be one of the most highly respected agents by his clients and by his fellow agents.  Our current Board president, Shelley Phillips, presented him with his award.  I am proud that he has chosen to work with SpotOnTheLake and even more proud that he is my son.  If you need to find the best available property to meet your needs anywhere on the lake, give him a call.

Run The Dam Run

For any of you that have been focused on diet or exercise since the beginning of the year (or longer), I have a challenge for you.  The 40th Annual Hartwell Dam 5k/10k Run is scheduled on 5/5/18 at the Big Oaks Recreation Area.  The 10k race starts in Georgia, passes over the Savannah River into South Carolina, and returns back over the Hartwell Dam, with gorgeous views of the lake.  Last year, Andrew Clarke and Leann Osborne finished first in the 5k run with times of 18:28 and 20:26 respectively.  The 10k was won by Thomas Buchanan and Holly Ballenger with times of 40:13 and 43:27. I finished 6th in the 5k (in my age category), which I was pretty proud of, not being an avid runner.  More details here and let me know if you can join us this year.

Lake Hartwell Q4 Market Report

Since Lake Hartwell forms the border of two states, we need to pull data from two separate MLS's for a complete picture of the market.  This makes the data more difficult to summarize as duplicates need to be removed manually.  That being said, this report is the only one of its kind that I am aware of and the data is extremely valuable to us and to our clients.  We now have 10 years of running data collected in the same format for analysis.

For single family lakefront homes, the fourth quarter of 2017 was almost flat to the previous quarter and 7% down from the same quarter of 2016.   75 homes were sold with an average price of $350,334.  The number of available homes was down 20% indicating there were not a lot of new sellers entering the market.  The average sell/list ratio was down slightly to 94% with buyers having more leverage during negotiations.   Lake lot sales were down sharply with only 8 lots sold at an average price of $135,938.  Check out the recent market activity and be assured that there is nobody else that you want representing you on the purchase or sale of your spot on the lake.

Trade Up

If your boat has seen its better days, next weekend could be your opportunity to get back on the water again.  100's of boats and PWC's will be on display at the Atlanta Boat Show.    There will also be 100's of additional vendors in related industries.  The show runs fromJanuary 18th-21st at the Georgia World Congress Center.  Tickets are $14, but you can buy discount tickets in advance here through the 17th.‚Äč  Have fun and let me know which one you pick.  If you don't already have a place to keep it, let us help you find your spot on the lake.
