Tour de Tugaloo

For all of you biking enthusiasts, I wanted to make sure you know about Tour de Tugaloo on Saturday, October 20th.  The Tugaloo River is one of the main channels feeding Lake Hartwell and serves as the border between GA and SC south of the Chattooga River made famous by the movie, Deliverance.   The Tour de Tugaloo offers ride lengths of 22, 42, 62 and 100 miles, and I am told that after the race you are treated to food and a massage!  If you decide to come up for the weekend, make sure to save some time to let us help you find your spot on the lake.

Lake Hartwell Dream Spot Update

House Divided

I know most of you have seen the "house divided" car plates showing a family's divided loyalty between two college football teams.   The AP poll just put Clemson at number 2 and UGA at number 3 to start the season.  You might call Lake Hartwell a lake divided between these powerhouses as it lands directly between the two campuses.   Many of us are in hopes of having a lot to cheer for this year.  And if you live in a house divided between those two schools, you might want to consider the property above at 814 Melody Lane, which is less than an hour from both stadiums.  If you have an interest in recouping part of your investment, many of the homes below will rent well into the fall hosting fans coming back to the area to be a part of the football frenzy.

In the wake of the Cherokee

Kayakers paddling the northern reaches of Lake Hartwell are something you can see almost any day of the week, but it is amazing to think that this activity has been going on for centuries.  The north Tugaloo River Corridor is oozing with artifacts documenting that the area was very popular with the Cherokee Indians hundreds of years ago, and the first white settlers were granted land in that area after the Revolutionary War.  On September 1st, Kelly Vickers, a local historian, will lead a kayak tour of the area followed by a fun cookout.   For more information, or to sign up, click here - and don't forget to save some time to let us help you find your spot on the lake.

Lake Hartwell Dream Spot Update


The most exciting part of any new build project is the framing.  One day there is a concrete foundation, and usually be the end of the week, you have a house.  Our builder used a crane to get the roof structure in place quickly.  Check out the video above and click here to see the Dream Spot all dried in.  If you are interested in finding a lot for your own dream spot or if you are ready to start a project on your existing property, just contact us! 

2nd Quarter Lake Hartwell Market Update


The floodgates were opened at Lake Hartwell (literally and figuratively) in the second quarter of 2018.   The number of homes sold (159) was more than double the number sold in the previous quarter (69) and almost double the number sold in the same quarter of 2017 (87).  With the inventory of available homes remaining flat, the absorption rate of 6 months (how long it would take to sell the existing inventory at the current rate of sales) is the lowest that it has been in the last 10 years.   An absorption rate of 6 months is considered a balanced market, but the downward trend favors sellers as there are more and more buyers for the available properties.  If you haven't found your spot on the lake yet, now may be your best opportunity to do that.

This Little Dinghy

With the prices of some  new wakeboard boats exceeding six figures now, I thought I would see if we could push the envelope a little.  I came across this little dinghy that just pushed its way into ten figures.  This one won't fit under the I-85 bridge, so I don't think you have to worry about dodging her wakes at Lake Hartwell.  All that being said, we would love to help you find a spot on the lake that is just the right size for you.



What's ZUP?  ZUP is the new watersports board that made its debut on Shark Tank.   My kids ordered one for me for Father's Day this year, and we have had a blast with it so far.  Start with an oversized kneeboard, add hand-grips on the side, sandal bindings for your feet and then engineer a no-pinch rope handle so you can get up on the board without holding the handle.  You can lay on it, kneeboard on it, stand on it and surf on it.  It's great for all ages, but it is particularly good for getting first-time water enthusiasts started.  They literally have to do nothing but lay on the board, and they are having fun behind the boat.  From there, they can do anything that they feel comfortable with - and the smallest riders can even ride with an adult.  Click here for more photos.  (Apparently the whazup-tongue-out makes riding the board more fun).  And if you are feeling nostalgic, check out these two videos that made "wazzup" famous before there was a ZUP board.
