Lake Hartwell Real Estate News: Spotonthelake

All About That Bass

After securing the National Bassmaster's Tournament and two other tournaments for 2018, Lake Hartwell just reeled in the fourth major tournament for next year.  The Ram Trucks American Fishing Tour will be casting off from the Green Pond Recreation Area in February and in October.  Jason Burroughs has made a strong showing at past events and would be one of the anglers to keep an eye on in the point standings.  Come test your own fishing skills at Lake Hartwell and save some time to let us help you find your spot on the lake.

Who Cut The Cheese

This week, I had the opportunity to visit some acreage north of Lake Hartwell in Walhalla with prospective buyers.  I learned that this area has some fascinating history.  In the 1850's, the Blue Ridge Railway proposed a connecting route from Anderson, SC to Knoxville, TN going through the Blue Ridge Mountains.  One of the tunnels was to pass through Stumphouse Mountain.  After excavating about 1/3 of the 5800' tunnel at a cost of over a million dollars, construction was halted.  The partial tunnel remained unused until nearly a century later when Clemson University found that the constant 50 degree temperature was perfect for curing blue cheese, and Clemson's Stumphouse Blue Cheese  was born. Operations have now moved on campus, but the cheese is still highly regarded.  Now the Stumphouse Tunnel is a state park and with the Issaqueena Falls practically adjacent, it makes a great destination for a day trip.  If you can't make it up, click here for a short video tour of the tunnel.

No Turkeys Here

I am excited to be celebrating Thanksgiving this week with my extended family, and one lucky turkey will certainly be a part of that celebration.  But today, I want to take the opportunity to celebrate something else.   Over 600 of these weekly lake updates have gone out over the last 12 years.  I have the responsibility of coming up with a topic, but our small but powerful team, including Janet, our Client Services Manager, and my son Michael, our Buyer Specialist, are both integral in constructing, proofing and sending the note.  Because of the care our team takes with this note, our click-through rate is more than three times the industry average.   I am thankful for my team for their diligence, and if you have read this far, I am thankful to your for being a part of our success.   Let us know if there is anything we can do to make this note more meaningful to you.  Happy Thanksgiving!

Clemson Wins Again

Clemson football is following up its National Championship season with another great year, beating Florida State for their 9th win this season. But Clemson scored another huge win last week. Real estate developer and Clemson alum, Steve Mudge, announced that he and his partners will be developing a $30MM condominium development on the shores of Lake Hartwell with easy access to Clemson University. The complex will have hotel-like services allowing owners to easily rent their units to visitors and provide full service housekeeping on a daily basis. The 116 unit complex is planned to be complete in 2019. For more details, click here and we will send them along to you.

Warm it up

Things move a little more slowly at Lake Hartwell when the cooler temperatures arrive.  Some of the lakefront restaurants take a break for a few months before gearing up for the next season.  But 83 Degrees West in Lavonia, stays open through the season serving dinner Thursday, Friday and Saturday night.  83 West is a New Orleans style grill, serving some of that cities favorites including shrimp and grits, po-boys and a great gumbo.  The atmosphere is warm and relaxing and they frequently have live music on the patio of weather permits.  We hope to see you there, and make sure to save some time to let us help you find your spot on the lake.

Be a Superhero

We certainly saw our share of superheros this year on Halloween, but now you have a chance to be a superhero for children in need.  I have a good friend that has volunteered with CASA in the past.  CASA stands for Court Appointed Special Advocates.  These advocates represent the interests of abused or neglected children whose parents are not able to do that for them.  It just so happens that Northeast Georgia CASA is sponsoring the 5k/10k Superhero Run this Saturday at Tugaloo State Park on Lake Hartwell.  To register for the race, click here.  To learn more about how to become involved with CASA click here.  And if you are in the area, make sure to save some time to let us help you find your spot on the lake.

Colour My World

According to TripSavvy.com, the best time to see Fall color in the upstates of GA and SC is from now through the middle of November.  If you need a destination, the reviews at Mountain House Restaurant in Cleveland, SC are mostly good.  This is very near Caesars Head State Park and is about an hour and a half from Fair Play, SC at I85.  Click here for a route with great views of Lake Keowee on the way by.  The Mountain House is open Tuesday through Saturday through mid-November for lunch, but you may want to give them a quick call to make sure.  And if you happen to miss meal-time, don't worry, they have fudge and ice cream, too.

3rd quarter market update

Third quarter sales of Lake Hartwell properties were down over last quarter and over third quarter of 2016.  Average sales prices were steady, however, with 76 homes being sold at an average price of $349,830, and 20 vacant lots sold with an average price or $143,170.  Due to a reduction in the number of available homes, the absorption rate was only up slightly to 11 months.  The absorption rate is the number of  months it would take to sell the existing inventory at the existing rate of sales.  A balanced market is 6 months, so today's buyer still has the opportunity to pick up a great property at a great price.  Give us a call so we can help you find your spot on the lake.

Corny Way to Get Lost

Last fall, we took our grandkids to Denver Downs near Lake Hartwell for their fall festival and corn maze.  The kids had a great time exploring the maze and even more fun in the "corn box".  Denver Downs is open now and has events planned including live music, a pumpkin festival, a haunted Halloween event and tons of other activities.  Come visit Denver Downs and save some time to let us help you find your spot on the lake.

Stay where you play

Some of you may be aware that the Cateechee Golf Club in Hartwell has been closed for several months.  The club has new owners and is now reopened. They have just completed replacing the greens and have made several other improvements to the facility.  Drop by for golf or for a meal at The Waterfall Grille.  We are fortunate to have this great destination in the Lake Hartwell area.  And if we haven't already found you your own spot on the lake, you can rent this cozy cabin near the club, or rent one of the available suites on site.
