Lake Hartwell Market Update Update

Last week, we reported the Q4 2018 Lake Hartwell market update.  The report showed a reduced inventory of homes, signaling a shift towards a seller's market.  I wanted you to know that the prediction now has some hard data to accompany it in just the first month of the year.  Our team has 10 new properties under contract since January 1st.  7 of those properties are our listings.  3 of the 7 had multiple offers.   In 2018, we only had 2 listings with multiple offers all year long.   I acknowledge that January could be a blip on the radar, and things could go back to the way they were this month, but I don't think so.  I haven't seen this type of shift in the 16 years that I have been practicing real estate at the lake, and I want the people in our network to be the people with the best, most current, information about our market.  If you are a buyer considering Lake Hartwell, I encourage you to look hard at what is currently available.  If you are thinking of selling, this is the best possible time to list your property with us.

I know.  PREMLS sounds like some sort of serious health condition.   But after today, PREMLS will have a whole new meaning for you.  Our constituency has grown to over 3000 people.    All of these people have either purchased lake properties from us in the past or contacted us about purchasing a lake property.  We pride ourselves in listing great properties at market prices, and we want to give our people the first look at these properties.  So you will start seeing properties in the matrix below labeled as “PREMLS”.  This means that you are seeing them before the properties are entered into the MLS system, and you will have first crack at them.  We are starting things off with a bang this week with 6 new PREMLS properties.  Since these properties are not listed yet, you can request additional information by clicking the photo which will generate an email to us requesting additional photos or information.  Make sure to identify the property that you  have interest in.  As the market heats up, the buyers with the best information and the ability to move quickly will be the ones who are able to lock in their spot on the lake.

742 Lakeside HillsI don’t normally feature individual properties in this section, but I wanted all of you to be the first to know that this property is back on the market.   This lake lot has two motorhome pads with all utilities, a deck, a concrete driveway, and a concrete pathway to the covered slip dock.  This property has been under contract for two months, but due to buyer default is now back on the market.    We had a lot of calls on this one while it was under contract, and now it will got to the buyer who is ready to respond, and we hope that it is one of you!

Fish Beware

The fishing event calendar for 2015 is getting full at Lake Hartwell.  I announced in an earlier note that the National Bassmaster Classic selected Lake Hartwell for their tournament in February.   Just last week, American Bass Anglers, Inc. announced that the 2015 American Fishing Tour National Championship will be held at Lake Hartwell the week of October 17 - 23, 2015.   Apparently others are recognizing what we have known for some time – Lake Hartwell is one of the premier fishing lakes, not just in the southeast, but in the whole country.  You don’t have to convince fishing guide, Chip Hamilton, shown here with one of his smaller catches.  Be sure to make some time to allow us to help you find your spot on the lake.

Fond Memories

(From Michael)  I have faint but fond memories of being 5 years old, spending the day at the lake, and learning to ride around on my little white skis that were tied together in front with the rope handle coming off the skis.  Now that I am a dad to a 1 and 3 year old, one of the things I am most looking forward to is having the opportunity to teach my boys to water ski and hopefully love it as much as I have.  Evan is practically a tubing pro already, so I'm sure it won't be long before you see him cruising around the lake on his skis (and then on his bare feet!)  Let us help your family make some of these incredible experiences and memories like we have!  Contact us so we can help you find your spot on the lake

Personally crafted for water

Last weekend, Hartwell Marina hosted a stop in the Pro Watercross tour.  Hundreds of spectators gathered to watch the speed and the stunts.  The event may have spurred some interest from lake lovers about owning a PWC for the first time or upgrading to a newer model.  I found this article which does a nice job of reviewing some of the best on the market.  Of the top 10, 7 were either Sea-Doo or Yamaha.  I have personal experience with both brands, but currently own a Honda.   I like it, but finding a dealer to service it is a little tougher.   I have heard great things about the reliability and serviceability of the Yamaha brand.  For those of you that already own PWC’s we would love to get your reviews.

Lighting It Up!

Every year, the Fourth of July sneaks up on me, and I don’t always get the fireworks information out in time for people to make plans.  The net of it is that you can’t miss the fireworks on the lake the weekend of July 4th, because there will be private shows all around the lake.  However, for those of you making the trip to the dam, the fireworks at Big Oaks Recreation Center will be a full week early this year, on June 28th.   Some of the larger private shows on July 4th have traditionally been on Gumlog Creek near Tugaloo State Park (GLC3), at the Chickasaw Point Beach (T73) and near Hardy Farms (T90).  We love the area around buoy T75 where the Tugaloo, Eastanollee and Choestoea channels all come together.  Fireworks literally surround you.  Be safe and save time to find your spot on the lake!
