We're still over a month from the official start of summer, but don't let that stop you from enjoying the lake and the surrounding area this weekend! We previously told you about the Hartwell Dam Run this Saturday. If you aren't able to join us for the race, or if you are looking for something to do after you run, check out the Lavonia Chamber of Commerce's Spring Festival from 9am to 4pm in downtown Lavonia. There will be food, arts, crafts, kids' rides, face painting, and even a dog parade at 11! There will also be a free live concert by Kayla J at the Gazebo from 1 to 3. The number of homes sold in the first quarter of 2019 was up sharply over the same quarter in 2018. 102 homes sold, up 48% over Q1 2018. Surprisingly, the average home price was lower at $308,000, indicating that there are a lot of buyers still competing for the lower priced properties on the lake. The number of lake lots sold was up 36% with the average price up 10% to $139,000. The available home inventory is down 22%. The higher sales volume combined with a reduced inventory puts the absorption rate at 6 months. The absorption rate is the number of months it would take to sell the current inventory at the current rate of sales. The 6 month figure is half of what it was this time last year. 6 months is considered a balanced market, but if the trends continue, we should expect to see prices increasing over the course of the year. This data is sourced from the GA and SC MLS's and has to be combined and carefully cleaned to ensure there is no double-counting of sales. I have been tracking this information for 12 years, and as far as I know, no one else takes the time to make this information available to its constituents. Just one more reason to let the experts help you with your spot on the lake.

A couple of weeks ago, we posted about the Greenville Boat Show. Last week, we reported the Q4 2018 Lake Hartwell market update. The report showed a reduced inventory of homes, signaling a shift towards a seller's market. I wanted you to know that the prediction now has some hard data to accompany it in just the first month of the year. Our team has 10 new properties under contract since January 1st. 7 of those properties are our listings. 3 of the 7 had multiple offers. In 2018, we only had 2 listings with multiple offers all year long. I acknowledge that January could be a blip on the radar, and things could go back to the way they were this month, but I don't think so. I haven't seen this type of shift in the 16 years that I have been practicing real estate at the lake, and I want the people in our network to be the people with the best, most current, information about our market. If you are a buyer considering Lake Hartwell, I encourage you to look hard at what is currently available. If you are thinking of selling, this is the best possible time to list your property with us.

All of these people have either purchased lake properties from us in the past or contacted us about purchasing a lake property. I don’t normally feature individual properties in this section, but I wanted all of you to be the first to know that this property is back on the market. This lake lot has two motorhome pads with all utilities, a deck, a concrete driveway, and a concrete pathway to the covered slip dock. This property has been under contract for two months, but due to buyer default is now back on the market. We had a lot of calls on this one while it was under contract, and now it will got to the buyer who is ready to respond, and we hope that it is one of you!

The fishing event calendar for 2015 is getting full at Lake Hartwell. I announced in an earlier note that the National Bassmaster Classicselected Lake Hartwell for their tournament in February. Just last week, American Bass Anglers, Inc. announced that the 2015 American Fishing Tour National Championship will be held at Lake Hartwell the week of October 17 - 23, 2015. Apparently others are recognizing what we have known for some time – Lake Hartwell is one of the premier fishing lakes, not just in the southeast, but in the whole country. You don’t have to convince fishing guide, Chip Hamilton, shown here with one of his smaller catches. Be sure to make some time to allow us to help you find your spot on the lake.

(From Michael) I have faint but fond memories of being 5 years old, spending the day at the lake, and learning to ride around on my little white skis that were tied together in front with the rope handle coming off the skis. Now that I am a dad to a 1 and 3 year old, one of the things I am most looking forward to is having the opportunity to teach my boys to water ski and hopefully love it as much as I have. Evan is practically a tubing pro already, so I'm sure it won't be long before you see him cruising around the lake on his skis (and then on his bare feet!) Last weekend, Hartwell Marinahosted a stop in the Pro Watercross tour. Hundreds of spectators gathered to watch the speed and the stunts. The event may have spurred some interest from lake lovers about owning a PWC for the first time or upgrading to a newer model. I found this articlewhich does a nice job of reviewing some of the best on the market. Of the top 10, 7 were either Sea-Doo or Yamaha. I have personal experience with both brands, but currently own a Honda. I like it, but finding a dealer to service it is a little tougher. I have heard great things about the reliability and serviceability of the Yamaha brand. For those of you that already own PWC’s we would love to get your reviews.
Tom is a long time neighbor in this lake neighborhood and extremely knowledgeable about the Lake Hartwell market. We have known him for years and never considered any other realtor in the area. Our experience was quite positive and Tom was always very responsive whenever we contacted him. Selling real estate can be a very stressful experience, but Tom helped us through it with a hitch.
