69 homes and 14 vacant lots were sold at Lake Hartwell in the first quarter of 2018. These results are very close to the number of sales in the first quarter of 2017. The average lot price was down slightly to $126k, and the average home price was up slightly to $383k. Our team has 43 clients sold or under contract already this year, so we are doing our part to help keep things moving. Available inventory for lots and homes remains steady as many sellers have elected to list their properties to take advantage of the active spring season. Our team has listed 34 properties already this year.
We have our share of cows who live in the Lake Hartwell area, but some famous cows will be joining us soon. One of our favorite fast-food restaurants, Chick-fil-A, will be opening at Exit 173 in Lavonia. The restaurant is already under construction on the north side of I-85 near Hill's Exxon, Zaxby's and J. Peters. I am looking forward to taking full advantage of their great food and fantastic service just as soon as they are able to open. And Chick-fil-A's commitment to our area usually means that other popular restaurants may be considering nearby locations. Three moo's for Chick-fil-A!
I'm not sure if the Miss America IX is going to be at this year's Antique Boat Festival, but if she isn't, there will be plenty more boats to look at. I get calls every once in a while for lakefront acreage that would be suitable for horses. At Lake Hartwell, the Corps of Engineers controls the property immediately surrounding the lake, so it is not possible to allow your horses to make their way to the lake on their own. I just listed this 5 acre lakefront tract in Franklin County with full access to the lake for you or your horses. Not many of us knew there was another lake in Franklin County. Earlier this month, golf pro, David Leadbetter, placed a side-bet of "substantial value" with Michelle Wie to keep her from tinkering with her swing which he had just fine-tuned to compensate for some injuries. Over 143,000 fans came to Lake Hartwell last week to attend the 48th Bassmaster Classic. Jordan Lee became the second angler ever to win the tournament two years in a row. See his final final weigh-in here, and for some inside tips for you fishermen, check out his set-ups from his win last year. We are proud that the tournament directors have selected Lake Hartwell three times for its Superbowl of Bass Fishing, and we look forward to hosting the tournament again soon. Our data projects that about 1% of those fans should purchase their own spot on the lake. That should keep us busy the next couple of weeks.
I don't know about you, but I have had my fill of freezing temperatures for this winter. In order to lift my spirits, I broke out this fun video that I shared last summer to get my mind refocused on what we have to look forward to. All of the subjects in this video bear some relationship to me and please know that no grandchildren were harmed in the making of this video. Big shout out to my son-in-law, Trey, for putting this together for us. We hope to see you on the lake this spring!
Several weeks ago, I posted about the National Bassmaster Association coming to Lake Hartwell for the 48th Bassmaster Classic from March 16th to 18th. This event is considered the world championship for bass fishing. The anglers will start at Green Pond Landing in Anderson where the boat dock has just been expanded to 350' to allow the boats to get started quickly and efficiently. In addition, the SC National Guard will be setting up a military bridge extending into the lake to create a unique viewing platform for some lucky spectators. I am excited to announce that we will have a new lakefront dining destination on Lake Hartwell this year. Sarah and Shane Dowler have operated the Uptown Lounge in downtown Anderson for the last 11 years. They will be opening The Local Pub and Eatery at Stone Creek Cove on the shores of Lake Hartwell in April. I have seen a preview of the food and drink menus and they look awesome. There will be great appetizers (can't wait to try seared scallops), made to order pizzas and sandwiches, and a full dinner menu. And you should be able to find something you will love on the craft beer and cellar wine list. They are in the midst of a complete remodel and have ordered 23 farmhouse tables from a local artisan. All will have great views of Lake Hartwell while you dine. Before there was carbon fiber, there was fiberglass. And before there was fiberglass, there was wood. I learned to slalom on a friend's wooden O'Brien ski with bright green bindings. But the first ski I ever purchased was an EP fiberglass ski in bright orange. Before the internet, there were catalogs that arrived in the mail. I bought my first ski from the Overton's catalog and used it for over 20 years, then passed it on to my son, Michael, who used it throughout his teenage years. We still have it, and Overtons.com is still one of my favorite places to gear up for the season. Cheers to things that last. (PS - Now we don't need skis anymore. 2:05 in this Lake Hartwell video.)
