Amazon Out of Stock

Before Amazon would deliver furniture to your house for free, there was this thing called a furniture store.  One such store, The Weatherly Furniture Company, was located on Depot Street in  Hartwell.   In 1982, a group of inspired citizens raised money to purchase the building and convert it to a theatre, and the Hart County Community Theatre is still producing shows there today.  Live theatre is something I don't think Amazon can deliver on a truck.   This weekend, the theatre is presenting "The Miracle Worker" based on the autobiography of Helen Keller.   Tickets are available here.  If you can't make it this weekend, "The Christmas Carol" is coming in December.  By the way, Depot Street is undergoing some huge improvements right now so allow yourself a few extra minutes to park and get to the theatre.  And don't forget to save time to let us help you find your spot on the lake.

As Good As It Gets

There are about 200 homes for sale on Lake Hartwell right now, but every once in a while, one comes along that is a little different.  Allow me to introduce you to 730 Poplar Springs Road. Equally Relaxing

As our lives continue to fill up with more and more activities, finding time to slow down and be quiet becomes harder and harder. Many people have turned to yoga to get mental, physical and spiritual rejuvenation. September 22nd is the Fall Equinox, when night and day are of equal lengths, and many see the equinox as a great time to dismiss bad habits and usher in the new.  Studio 4Whole Health is offering a free introduction to yoga at 6PM on September 22nd.  The session will be suitable for all fitness levels, including those brand new to yoga, and the event will be held at the The Beacon Bed and Breakfast in Hartwell that I featured in this post several weeks ago.   Sign up  here.  Studio 4WholeHealth also offers regular yoga classes for different abilities including a fast-growing standup paddleboard (SUP) class on the shores of Lake Hartwell. And if you would like to find a place where you can keep relaxing on a regular basis, please allow us to help you find your own spot on the lake.  

Feel The Burn

Feel like swimming 1.5k, biking 42k, running a 10k or all three next weekend?  You still have a few days to get into shape and get registered for the Tugaloo Triathlon starting at Tugaloo State Park on September 7th.  This is one of the most popular olympic distance triathlons in the state, and there will be tons of visitors at our lake.  You can register at this link until September 1st, and if you plan to be in the area, make sure to save some time to let us help you find your spot on the lake.

Rumors Flying

While we haven't gotten official confirmation, some unnamed sources let us know that there was a camera crew spotted on and around Lake Hartwell last week.  This crew may or may not be associated with a network that specializes in homes and gardens.  These sources seem pretty reliable, so there is a good possibility that you could be seeing Lake Hartwell on your TVs sometime in the coming months.  We will certainly keep you posted as more information becomes available.  If the rumors are true, now is the perfect time to go ahead and get your spot before the whole country knows about our amazing lake!

The Beacon Beckons

Yesterday, the town of Hartwell welcomed its newest Bed and Breakfast with a ribbon-cutting at the property.  The Beacon Bed and Breakfast is located just outside of town near the lake. A Different Kind of Deficit

Last week, we reported the lowest Lake Hartwell home inventory in over 10 years.  (Click here for details.)  While this weekly lake update is mainly intended for buyers looking for properties, a lot of property owners receive this note as well. Our prime selling season continues well into September, and we have seen average sales prices increase by 7% over this time last year. Three of our new listings from July are already under contract.  We have helped 64 families buy or sell already this year, and would love to help you sell your spot on the lake. Q2 2019 Lake Hartwell Market Update

There were 144 Lake Hartwell homes sold in the second quarter of 2019, up 41% over the first quarter of this year.   The available inventory of active homes is down 16% over last quarter, pushing the absorption rate below 6 months (4 months) for the first time in over 12 years.   The absorption rate is the number of of months it would take to sell the existing inventory at the current rate of sales, and any number below 6 months indicates a seller's market.  By contrast, vacant lake lot sales have remained flat over the last year, with almost 3 years of available inventory.  One bright spot for lot sales was a larger acreage tract which sold for $450,000, but the average lot price this quarter was $114,000.  Our team has listed 45 properties this year, and we want to ensure that our buyers are the first ones to know about new properties as they become available.  If you are looking to buy, there is no better place to start than with SpotOnTheLake.

With the rise in popularity of sites like VRBO and Airbnb over the last several years, renting out your vacation home to offset the cost has become a great option for a lot of lake home owners.  I'm guessing many of you have taken advantage of these sites as a renter, so why not try it from the other side?  Lake Hartwell is a very popular vacation destination during the peak summer months but there is a year-round market for rentals on the lake.  Fall is a great time for rentals with a high demand for lakefront options during Clemson and Georgia home football weekends.  (30 days until college football kickoff, but who's counting?)  Whether you are looking purely for an investment opportunity or just wanting to make some money during the time you aren't using it, we'd love to help you find a great spot.  

 

Breaking the Silence
