In the second quarter of this year, 113 homes were sold at Lake Hartwell.  This was up 71% over first quarter and up slightly over the second quarter of 2015.  The only quarter in the last 9 years with a higher number of sales was third quarter of 2015.  If our under contract volume is any indication of the rest of the market, third quarter of 2016 will also be great.  Average home price was up 11% to $319k.  Lot sales were up 50% over last quarter and the second quarter of 2015 with an average sales price of $91k.  This number was artificially low due to 3 lot sales under $50k, but I couldn’t find a valid reason to exclude them.  The low prices were likely due to very low water levels.   The available inventory remained remarkably steady with 383 homes and 286 lots currently available.  Continued low interest rates and strong inventory make this the best possible time to lock in your spot on the lake.
